Objective

The objective of the Mel Foster Co. Agricultural Group is to work with financial institutions, attorneys, sellers and buyers to get the best possible price out of a farm sale, whether it is one acre or 1,000 acres. In order to meet this objective, the Group offers a network of Realtor Agents who specialize in farms and acreages and an effective marketing plan which includes MLS Service (Galesburg, Quad Cities and nationwide in Iowa), advertising on television, in newspapers, in real estate guides and on the Internet.

Farm Auctions 

Unlike most farm agencies, the Mel Foster “Ag Group” offers an auction service as an option to the seller. Professional auctions include broker participation and the seller will be able to choose from a list of auctioneers.
 

The newly established Mel Foster AG. Group is offering auction service to benefit it’s clients and all Mel Foster Associates. In today’s fast paced market and with our client’s busier lifestyles, the auction method of marketing is drawing more consideration than ever before. In the past, auctions were the method of a last resort.

 With an auction, your clients can choose what day their property will sell as well as the day they want to close. This is especially convenient for an out of town seller, or multi parcel sellers, whose lives are interrupted by scheduling problems or travel.

 Some sellers prefer to market their property through a realtor for 60-90 days then go to auction. Others like a more aggressive approach by offering their property to the market before anyone has heard a price. It is difficult, however not unheard of, to auction a property for more than it had been originally offered to the public.

 Given enough lead-time, it is our plan to use as many marketing tools as Mel Foster Co. has available to promote the auctions. The TV show and the MLS combined with Internet, direct mailing, and newspaper ads create a comprehensive promotion unequaled in this area.

 All Mel Foster associates, as well as outside agents, will have the opportunity to be involved in every auction. There will be a commission share to the listing agent and to the buyer’s designated agent, much like the present MLS agreement, with a 3rd split to the Mel Foster auction team for advertising, promoting and coordinating the actual auction. The listing agent would be responsible for showings or open houses and the selling or buyers agent would be responsible to close the transactions.
