Use Illinois State Route 163 midway between Centerville and Millstadt (approximately 3 miles North of Millstadt) turn East and continue ¾ mile on Concordia Church Road to the Quail Club parking lot. Use GPS address: 8303 Concordia Church Road, Belleville, IL 62223.  Plenty of Parking Available. Dress appropriately as we will conduct the auction in the Rear pavilion following current State CDC guidelines. The pavilion is on the back side of the main building.

The St. Clair County Farm Service Agency Farm Numbers for the land are # 5634 Tract Number 6973 & Farm # 6936, Tract Number 8004 with a total of 131.1 acres of farmland & 99.8 acres of cropland. The Farm has enrolled in the past & current farm programs with 108.90 total base acres—including 26.08 acres for Corn, 64.01 acres for Soybeans & 18.81 acres for Wheat. The PLC yields are 117/151 bu for Corn, 33/41 bu for Soybeans & 56 for Wheat. The Farmland is enrolled in ARC-CO for Corn & Soybeans; PLC for Wheat.

TERMS & CONDITIONS OF THE REAL ESTATE AUCTION

10% non-refundable Down Payment Due on Day of Auction, Balance due at closing in approximately 30 days, by January 13, 2021. The Farmland is available immediately upon closing for the 2021 Spring Planted Crops—Open Tenancy. Crops are all harvested and no wheat was sewed on the farm. The Real Estate Taxes will be pro-rated to the day of closing based on the last known tax figure. Any Mineral Rights owned by the Bonifield Trust will be passed to the purchaser. We are selling the property in its AS-IS present condition with no warranties expressed or implied. Any Announcements made on Auction Day take precedence over all previous advertising. Several Surveyed corners are clearly marked. A written contract will be signed following the verbal auction.

Auctioneer’s Note:    What an Opportunity to purchase a large chunk of contiguous land. The auction will be conducted in the enclosed pavilion behind The Quail Club. We ordered nice weather for that day, but please dress appropriately since there is limited heat in the pavilion. Masks will be required during the auction. We will comply with current State CDC Guidelines at the auction.
