Description of the Property

The Auction includes approximately 130 acres of St. Clair County Farmland to be sold in 3 Parcels to the High Bidder at Absolute Public Auction. 

Location & Directions to the Property

The Highbanks Road Farm – Auction Tract A is located about 3 miles South East of Mascoutah, IL in Section 10 of Engelmann Township, St. Clair County, IL. From the intersection of Route 4 & 177 in Mascoutah: Continue East of Mascoutah on Route 177 for approximately 2-1/2 miles, then South 1 mi on Highbanks Road to the corner of the Property on the West Side of the Roadway.

The Summerfield Farm -- Auction Tracts B & C are located approximately 2-1/2 miles South East of Summerfield, IL in Section 2 of Mascoutah Township, St. Clair County, IL. The property is situated between Lebanon, Trenton, New Baden & Mascoutah at the corner of Ruth School Road & Luettinger Road. From  New Baden: Continue West out of New Baden on State Route 161 (Hanover Street), Just prior to I-64 –Take the Frontage Road (Ruth School) North for approximately 2 mi to the farm on the West side of the Roadway. From Trenton: Take IL State Route 160 South to Wesclin Road, turn West continue on Wesclin Road (turns into Luettinger Road at the County Line) for 2-1/2 miles to the South East Corner of the Summerfield Farm. From Summerfield: proceed South from Summerfield on the Summerfield Road, then Left (East) approximately ¾ mi on Luettinger Road, the Farm will be on your right Side. Corners will be clearly marked surrounding the property immediately after harvest.

Directions to the Auction Site

The auction will be conducted indoors at The New Baden American Legion Hall at 105 East Illinois Street, New Baden, IL. The Legion is situated 1 block South of Hanover, turn at the Police Station/Fire House. Great Parking—We will conduct the Auction Upstairs in the main Hall.

Tract A

The North 39.61 Acres of the Pries Farm with good frontage to Highbanks Road. Tract A is mostly all tillable, surveyed & available for Spring 2020 Crops. Part of Parcel Number 15-10.0-100-007. Part of FSA Farm Number 6499, Tract # 7618. 

Tract B

The East 45.32 Acres of the Pries Farm situated at the corner of Luettenger Road & Ruth

School Road. Tract B has ¼ mi of frontage to both well traveled roads. The approximate center of the drainage waterway is the division of the parcels B & C.  The farm is surveyed & available for 2020 Spring Planted  Crops. Part of Parcel Number 10-02.0-100-003. Part of FSA Farm Number 5947, Tract #11.

Tract C

The West 45.00 Acres of the Pries Farmland to be sold. Tract C has frontage to Luettinger Road and continues back for approximately ½ mile. Tract C is mostly all tillable, surveyed and available for the 2020 Spring Planted Crops. Part of Parcel Numbers 10-02.0-100-003 & 10-02.0-100-004. A portion of FSA Farm Number 5947, Tract #11

Terms and Conditions

10% Down on Day of Auction as non-refundable earnest money, possession and balance due at closing in approximately 30 days, balance due at closing in approximately 30 days. Taxes prorated to the day of closing based on the last known tax figure. Possession immediate upon closing, subject to tenant’s rights to harvest & remove the 2019 crop, open tenancy for 2020. The land is available for Spring Planted 2020 Crops. Surveyed corners are clearly marked, a plat of Survey will be included with each tract.
