Detailed Directions to the Property:  

From Waller’s Market in Lively Grove, IL:  Proceed West from the intersection of IL State Route 153 & County Highway 10 for approximately 2-3/4 mi on County Highway 10, turn North onto County Highway 12 and continue straight ahead for app 1-1/2 mi to the farm on the East (right) side of County Highway 12.

From Marissa, IL:  Proceed North from the intersection of Rt 4 & 13 (Riess Ford) for approximately 3 miles to Heintz Road, then turn East (right) on Heintz Road (County Highway 10) for app 3 miles; then turn North (left) on County Highway 12 for ½ mi to the ERB Farmland on the right hand side of the road.

TERMS & CONDITIONS OF THE REAL ESTATE AUCTION

10% non-refundable Down Payment Due on Day of Auction, Balance due at closing in approximately 30 days, by December 17, 2021. The Farmland is available immediately upon closing in plenty of time for the 2022 Spring Planted Crops—Open Tenancy. The Real Estate Taxes will be pro-rated to the day of closing based on the last known tax figure. Any Mineral Rights owned by the Erb Trusts will be passed to the purchaser. We are selling the property in its AS-IS present condition with no warranties expressed or implied. Any Announcements made on Auction Day take precedence over all previous advertising. Surveyed corners are clearly marked. A Plat of Survey will be included with the purchase.
