Detailed Directions to the Auction Site:   I-64 to exit 23, then South on IL State Route 4 to stop light, right app 1 mi on IL State Route 161, then left app 2 miles on 6th Street to the park. The AG Building is situated West of the Water Tower in Scheve Park. Use GPS address: 851 6th Street, Mascoutah, IL  62258.  Plenty of Parking.

 


 


 

Location & Detailed Directions to the Property:  Located approximately 1-1/2 miles South East of Summerfield, IL in Section 26 of Lebanon Township, St. Clair County, IL. The property is situated between Lebanon, Trenton, New Baden & Mascoutah at the corner of Dressel-Shoene Road & Oak Grove School Road. From Trenton & New Baden: Take IL State Route 160 South from Trenton or North from New Baden to Highline Road ( Substation at 1100N), turn West continue on Highline Road for 2 miles to the South East Corner of the Farm. Note: the road will turn into North Grove School Road at the county line. From Lebanon:  Proceed East from the intersection of Rt 4 & US Route 50 for approximately 2 miles, then Right on Old Route 50 to the Summerfield Road, then Right app 1-1/2mi on the Summerfield Road, then left on North Grove School Road, continue East on North Grove School Road for 1 mile to the South West corner of the Farm. Corners are clearly marked surrounding the property.  

 

TRACT A

The Southern 51.97 acre portion of the farm situated at the corner of Dressel-Shoene & North Oak Grove School Roads. Tract A has awesome road frontage with 2596.93 feet of frontage to North Oak Grove School Road and 872.34 feet of frontage to Dressel-Shoene Road. 10% non-refundable Down Payment Due on Day of Auction, Balance due at closing in approximately 30 days, by December 14, 2018.  The Farmland is available immediately upon closing with plenty of time for preparation for the 2019 Spring Planted Crops—Open Tenancy. The Real Estate Taxes will be pro-rated to the day of closing based on the last known tax figure. Any Mineral Rights owned by the Kruse Trust will be passed to the purchaser. We are selling the property in its AS-IS present condition with no warranties expressed or implied. Any Announcements made on Auction Day take precedence over all previous advertising. Surveyed corners are clearly marked. A Plat of Survey will be included with each purchase. A written contract will be signed following the verbal auction.
