GENERAL LOCATION: The property is located on the Knox/Warren County line at 1320 180th Street, Abingdon, IL 61410, one-half mile west of Abingdon on the Berwick Road (Co. 23) to Road 050E, one-half mile north to Road 650N, one-half mile west to West Knox Road (180th St.) then one-half mile north. The parcel lies undulating to rolling and presently consists of 17.86 acres (m/l) of cropland, with the balance in mature timber. TERMS OF SALE: Tract 1 will be sold individually. Tracts 2, 3, 4 & 5 will be sold by the high bidder’s choice method of marketing. A 10% down payment will be required on all tracts. Closing and possession of Tracts 1 and 2 will be on or before October 8, 2010. Closing and possession of Tracts 3, 4 and 5 will be on or before December 1, 2010. Title insurance will be provided. Real Estate taxes will be pro-rated to the dates of each respective closing. All tracts have been recently surveyed.
