Directions to the Auction Site

The auction will be conducted indoors at St. Mary’s Parish Center at 325 South Jefferson Street in TRENTON, IL. The parish center is situated at the corner of West Indiana & South Jefferson Streets, 1 block West of St. Mary’s Church in Trenton. Great Parking Available.

 

Description of the Property

The Auction includes approximately 165 acres of North Western Clinton County Land to be sold in 3 Parcels at Public Auction. The entire Farm is under parcel number 05-05-06-100-001. 2018 Real Estate taxes paid in 2019 were $ 2162.63

Location & Directions to the Property

The Jacober Farm is located about 3 miles North East of Trenton, IL in Section 6 of Sugar Creek Township, Clinton County, IL. From the intersection of Old US Route 50 & State Route 160  in Trenton: Continue North of Trenton on Route 160 for approximately 2 miles, then West 1 mi on Haas Road, then North 1/2 mile on the Clinton County Line Road to the corner of the Property on the East Side of the lane road.

 

Tract A

The South 67.96 Acres of the Jacober Farm at the top of the Clinton County Line Road.  Tract A is mostly all tillable except a water way with a few trees near the Eastern boundary, surveyed & available for Spring 2020 Crops. Tract A is separated from Tract C by the approximate center of a grassy waterway. Part of Parcel Number 05-05-06-100-001. Part of FSA Farm Number 6166, Tract # 4857. Additional Information: The Farm Service Agency includes 124.84 acres of NHEL cropland with 162.70 acres of Farmland; these numbers represent acres for the entire Jacober farm.

Tract B

The North 40.00 Acres of the Jacober Farm situated in the far North West Corner of Clinton County. Tract B is bordered by St. Clair County on the West & Madison County on the North. Tract B includes an unimproved 30’ easement along the West side of the farm from the Clinton County Line Road for access to the tracts. Terms and Conditions

10% Down on Day of Auction as non-refundable earnest money, possession & balance due at closing in approximately 30 days OR 20% Down, balance at closing with immediate possession to allow for normal timely farming practices. Taxes prorated to the day of closing based on the last known tax figure. The land is available for Spring Planted 2020 Crops. Surveyed corners are clearly marked and a plat of Survey will be included with each tract. You are buying the land in it’s as-is present condition with no warranties expressed or implied. Any Owner’s Mineral Rights will be passed to the new buyer.  A written contract will be signed following the verbal auction.
