FARM LOCATION: One mile west of Rio, IL at 90 Knox Rd. 2700N., Rio, IL. Also, 8 ½ miles N. of Galesburg, IL on Rt. 150 to Rio Corner, then 2 miles west on 2700N.

GENERAL DESCRIPTION: This farm contains 52.61 acres, selling in 2 surveyed tracts. This farm is located in the NE ¼ of Section 19, T13N, R1E (Rio Twp.), Knox Co., IL.

 

TRACT 1: This unimproved tract lies level to gently rolling & contains 27.73 acres of mainly ipava & osco silt loams. There are approximately 26.5 acres tillable.

TRACT 2: This tract contains 24.88 surveyed acres & has approximately 9.5 acres tillable w/the balance in an approximate 4 acre pond, pasture & lots. The dam on the pond will be repaired at seller’s expense. SALE PROCEDURE: Tracts will be selling on a per acre basis on surveyed acres. Tract 1 will be offered first, followed by Tract 2, with both selling conditionally. Both tracts will then be offered in combination, with the final sale being the higher total dollar amount.

Terms of Sale

1. 10% of the purchase price is due sale day, with the balance due at closing on or before April 16, 2010.
2. Title Insurance will be furnished by the seller.
3. Seller will pay 2009 real estate taxes due in 2010. Buyer will pay all real estate taxes thereafter.
4. Possession will be given at closing. However, the seller reserves the use of the grain bin until July 1, 2010.
5. Buyer & Seller will enter into a written contract sale day embodying these terms.
6. All FSA measures & yields are believed to be accurate but are not guaranteed.
7. Any announcements made sale day take precedence over all others, printed or oral.
