Detailed Directions to the Property:  

From Marissa, IL:  Proceed South East from the intersection of Rt 4 & 13 (Riess Ford)  for approximately 2-1/2 miles to Washington County Line Road, then North (left) 1-1/2 mi on Washington County Line Road to the center of the Farmland on both sides of the road.  From St. Libory, IL:  Proceed South from the intersection of Rt 4 & Rt 15 approximately 6-1/4 mi on IL State Route 4, turn onto Mud Creek road and continue straight ahead for app 1-1/2 mi to the NW corner of the farm on the East (left) side of Mud Creek Road.

 

Property Location & Description

The Property is located in sections 24 & 25 of Marissa Township, St. Clair County, IL & sections 19, 30 & 31 of Lively Grove Township, Washington County, IL. The Farmland is situated in-between the towns of St. Libory, Marissa, Sparta, Coulterville & Lively Grove. Twelve of the Tracts are contiguous with frontage to Eiff Road & Marissa Road on both sides of the Washington County Line Road. Tract M is only 1 mi SE of the other parcels on Honeysuckle Road. The land is currently in agriculture production with no improvements.

A Beautiful Farm available immediately after closing with full rights for the 2016 Cropping Season. The 5 grain bins are situated on the Section 19 Farmstead including 18’ & 30’ Bins. The Bins will be sold separately after the land auction. This farmstead is not part of the auction and will not be sold.

7 Parcels including 307.20 Acres +/- all contiguous in Marissa Township, St. Clair County

Tract A--41.5 acres at the corner of Mud Creek Road & Eiff Road mostly all tillable, surveyed &

available for spring 2016 crops.

Tract B—44.7 acres with 1594’ of  frontage to Mud Creek Road along the West side of the

tract. Tract B has a nice field road along the South side of the Tract with a field

entrance to Mud Creek Road. Tract B is situated just North of Tract A.

Tract C -- 45.0 acres of land just West of the Railroad Property. Tract C has 740’ of frontage to

Eiff Road and continuing back about ½ mile.

The Farm Service Agency Farm Number for the land is #7292, Tract Numbers 33326, 33327, 33578, 33304, 123, 119 & 146 with a total of 690.86 acres of farmland & 637.11 acres of cropland. The Farm has enrolled in the past & current farm programs with 891.50 total base acres—including 202.90 acres for Corn, 459.90 acres for Soybeans & 228.70 acres for Wheat. The PLC yields are 127 for Corn, 32 for Soybeans & 55 for Wheat. The Farmland is enrolled in ARC-CO for Corn & Soybeans; PLC for Wheat.

 

TERMS & CONDITIONS OF THE REAL ESTATE AUCTION

10% non-refundable Down Payment Due on Day of Auction, Balance due at closing in approximately 30 days, by April 13, 2015 or 20% Down, Day of Auction with possession available immediately to allow for timely, normal field preparation and the balance due at closing in approximately 30 days, by April 13th. The Farmland is available immediately upon closing for the 2016 Spring Planted Crops—Open Tenancy. The Real Estate Taxes will be pro-rated to the day of closing based on the last known tax figure. Any Mineral Rights owned by the Fisher Trusts will be passed to the purchaser. We are selling the property in its AS-IS present condition with no warranties expressed or implied. Any Announcements made on Auction Day take precedence over all previous advertising. Surveyed corners are clearly marked. A Plat of Survey will be included with the purchase. A written contract will be signed following the verbal auction.

The Grain Bins situated at 840 Washington County Line Road, Marissa, IL will be sold immediately after the Real Estate Auction. The Bins will need to be moved by September 30, 2016 at the buyer’s expense & risk. The concrete stays with the Real Estate and is not included with the Bins. The buyer of the grain bins will sign a waiver to accept any risk of loss and hold harmless the Seller’s, Auctioneers, Trust, Attorneys, buyers of any Real Estate and/or anyone else associated with this purchase.
