SELLING AS ONE TRACT:  230.568 ACRES MOL: Located in Sec. 6 of Fairfield Township,  T18N-R6E  Bureau Co. IL and Sec. 1 of Yorktown Township,  T 18N –R5E Henry County, IL.  The 2014 Taxes Payable 2015 were $5,363.   PPN: 01-06-301-007 in Bureau County and 05-01-400-009 & 05-01-200-003 in Henry County.  The parcel is approximately 98.3 percent tillable. 

SOILS AND PI:   Primary soils consist of Drummer, Waukegan, Joyce and Richwood.  The weighted PI based on the Optimum Crop Productivity Ratings for Illinois is 127.5.

TERMS OF THE SALE

  1. The farm will be sold on a dollar per acre basis based on 230.568 acres.

  2. The successful bidder will be required to pay ten percent (10%) down the day of the auction and the balance will be due on or before April 6th, 2016.  Taxes for the year of 2015 payable 2016 will be credited to the buyer at closing based on the latest available information.  The 2016 and all subsequent taxes will be assumed by the new owner. 

  3. The farm will be sold with open tenancy for 2016.

  4. The purchaser will be required to pay the seller at closing $18,352.20 for fall applied fertilizer and application analysis will be made available. 

  5. The purchaser will be required to pay the seller at closing $4,023.93 for completed fall tillage.

  6. A title policy in the amount of the purchase price, subject to standard and usual exceptions, will be furnished to the buyer at closing.

  7. All announcements made day of sale take precedence over previous advertised or announced terms and/or conditions.
