The following described farmland will be offered at PUBLIC AUCTION held at the Bradford American Legion Post #445,
2 Miles West of Bradford, IL on IL Rte. 93

FARM LOCATION: Rte 40 North from Bradford, IL 2 ½ miles to Township Road 1600N (Watch for Signs)

TRACT I – Tax ID# 02-11-300-003 20+/- Acres, 19.63 FSA tillable acres. Located SW ¼ of SW ¼ Section 11, Osceola Twp., Stark County, Illinois. No improvements. Tillable Soils include: Plano silt loam (49.5%), Drummer clay loam (34.5%), Elburn silt loam (7.3%) and Assumption silt loam (8.7%).
Taxes were $401.28 paid in 2009.

TRACT II – Tax ID# 02-14-100-001 75+/- Acres, 73 FSA tillable acres. Located N ½ of NW ¼ Section 14, Osceola Twp., Stark County, IL. No improvements.
Tillable soils include: Elburn silt loam (29.2%), Plano silt loam (37.4%), Drummer silty clay (16.2%), Marseilles silt loam (9.3%) and Massbach silt loam (8%).
Taxes were $1,575.00 paid in 2009.

TRACT III – Tax ID# 02-15-200-001 80 +/- Acres, 72 FSA tillable acres. Located N ½ of NE ¼ Section 15, Osceola Twp., Stark County, Illinois. No improvements.
Tillable soils include: Lawson silt loam (30.1%), Mona silt loam (34.6%), Plano silt loam (20.7%), Massbach silt loam (9.6%), Marseilles silt loam (4.2%), Radford and Sunbury silt loams.
Taxes were $686.90 paid in 2009.

 

TERMS AND CONDITIONS:

1. All Tracts will be sold separately and on a per acre basis.
2. Survey to be provided by seller.
3. The successful bidder on each tract will be required to enter into a standard purchase agreement contract, with 10% of the purchase price due immediately following the auction. The balance will be due and payable on or before March 31, 2010.
4. The Seller shall provide a title insurance policy in the amount of the purchase price of the subject property.
5. The 2009 real estate taxes, due and payable in 2010 will be paid by the Seller. All subsequent real estate taxes will be the responsibility of the Buyer.
6. The property is being sold in “AS IS” condition, with no implied warranties of any kind.
