TERMS: Successful bidder will sign a contract at the conclusion of the sale with a 10% down payment. The balance will be due on or before March 23, 2011. Bidding is not subject to buyer financing. Financing commitments should be secured prior to auction. Title insurance policies in the amount of the purchase price, subject to standard & usual exceptions, will be furnished to the buyer. Possession will be given at closing. Total acreage is based on U.S. Dept. of Agriculture Farm Service Agency Records. All mineral rights owned by seller will be conveyed. The seller reserves the right to reject any and all bids. 2010 real estate taxes due and payable in 2011 shall be paid to the buyer at closing. It shall thereafter be the responsibility of the buyer to pay the 2010 taxes upon receipt of said tax bill and all subsequent taxes. All tax payments at closing shall be based on the last tax statement available. This tract will be offered to the highest bidder at final sale.
