Community Center is located at 725 Hack Street, VERGENNES, IL.
The Village of Vergennes is located on IL Route 127 between Pinckneyville
& Murphysboro. Near the Center of Vergennes--Turn West off of
IL Route 127 onto Cherry Street which turns into Hack Street. The
Edwards Land Auction will be conducted indoors at Community Center
on the left side of Hack Street. Plenty of parking & rest rooms
available.

From Rte 127, app ½ mi North of Vergennes, IL near Vergennes
Equipment (Case-IH Dealer) turn West app 2.4 miles on Beaucoup Road
(County Hwy 8), then turn South app 1 mile on Kmucha Road, then East
& South on Edwards Road to the Property or App 6 mi South
of AVA, IL on State Route 4, then North 1/2 mile on N. Muddline
Road (County Hwy 2), then East ¾ mile on Allard Road, then
South app 1/4 mi on Kmucha Road & East on Edwards Road to the
Property at 19 Edwards Road, Vergennes, IL. (Watch for Signs)

10% non-refundable Down Payment on Day of Auction, Balance due at
closing in approximately 30 days. Farmland & Timberland are available
immediately upon closing for the 2012 Spring Planted Crops. The FSA
farm number is 4423, tracts 1258, 1259 & 1260. The FSA map shows
70.88 acres of tillable land. The tillable acres were taken out of
CRP in 2011 to allow for production agriculture. We are selling the
property in it’s AS-IS present condition with no warranties
expressed or implied. The real estate taxes will be prorated to the
day of closing based on the last known tax figure. A written contract
will be signed following the verbal auction. Any Announcements made
on auction day take precedence over all previous advertising.

in Section 30 of Vergennes Township, Jackson County, IL. The property
has 70.88 acres (more or less) of tillable land available for the
2012 spring planted crops. The Edwards Property has Beaucoup Creek
& timberland in the North East corner of the property & Timberland
in the South & South West portions of the Property. The Farmland
is situated in the middle Portion of the Land. The homestead, buildings
& pond are situated near the lane as you drive in from Edward
Road to access the property. The home & buildings were damaged
by a twister in April of 2011. The buildings & home will be sold
in their present condition. The home site has a Sturdi-Built 24’
x 40’ Pole building, a 24’ x 40’ machine, a wind
damaged home & shop building, a pond, well with well house &
some trees in a neat country setting. Rural Public water is available
to the property with a fire hydrant situated on the North West near
the roadway.
