Detailed Directions to the Property:  

From Greenville, IL:  Proceed North out of Greenville on IL State Route 127, then Left app 1 mi on IL State Route 140 to the intersection of Rte 127 & Rte 140, then continue North on Route 127 for approximately 1 mi to the Land on both sides of IL State Route 127. 

 

Property Location & Description

The Property is located in sections 4 & 5 of Central Township & sections 32 & 33 of LaGrange Township, Bond County, IL. The Farmland is situated approximately 2 mi North of Greenville & 8 mi South of Donnellson with frontage to IL State Route 127, Coyote Avenue & Hazel Dell Road. The land is currently in agriculture production with no improvements on any of the 11 tracts. A Beautiful Farm available immediately after closing with full rights for the 2019 Cropping Season. The 8 grain bins, GSI continuous flow dryer and Pneumatic delivery system will be sold (to be moved by August 31. These Grain Bins are situated on the Section 4 Farmstead (1010 Schaufelberger Blvd)— This 10 acre farmstead is not part of the auction. Doug will keep the 10 acre Farmstead and will not be sold with the auction. The Grain Equipment will be sold separately after the land auction.

The Museum Hall is situated South of Greenville -- just South of Interstate 70, approximately ¾ mile East of IL State Route 127. Indoor Auction. Plenty of Parking.

The Land will be sold in 11 Parcels including 574.02 Acres +/- , subject to the final survey, all contiguous (Adjoining) Land in Central & LaGrange Townships, Bond County, IL

 

Tract A

40.00 acres at the corner of Route 127 & Coyote Avenue, great frontage, mostly all tillable, surveyed & available for spring 2019 crops.

 

Tract B

61.21 acres with frontage to Coyote Avenue. Tract B has a partially wooded/tillable area out of the South West corner of the Tract.  This 6 acre area is being retained by the Donnell Family and not included with the auction. The Buyer will be able to rent the tillable acres from the Donnell Family. Tract B is situated between Tract C & the 100’ access strip included with Tract D. 

 

Tract C

117.22 acres of land with frontage to Coyote Avenue, just West of Tracts B & D.  Tract D is tiled with tile risers & berms to accept a 16 row planter. Some trees along the Western & Northern Lines & a low water crossing to provide access to the North 24.92 ac field

 

Tract D

80.16 acres acres of land situated North West of the Schaufelberger Farmstead with 100’ strip of land included to access Coyote Avenue. Tract D is located North of Tract B between Tracts C, G & H.

 

Tract E

63.21 acres of land with frontage to IL St Rte 127 & Hazel-Dell Roads. Tract J’s East line is the approximate center of the Grassy Waterway which divides Tract J & K.

FSA INFORMATION

The Farm Service Agency Farm Numbers for the land are # 3968, Tract Number 413 (Donnell Trust)  Farm #5987, Tract Numbers 411 & 5078 & Farm #1951, Tract Number 2605 (Schaufelberger Trust); with a total of 592.94 acres of farmland & 547.89 acres of cropland. The Farm has enrolled in the past & current farm programs with 631.7 total base acres—including 210.70 acres for Corn, 274.50 acres for Soybeans & 146.50 acres for Wheat.

 

TERMS & CONDITIONS OF THE REAL ESTATE AUCTION

10% non-refundable Down Payment Due on Day of Auction, Balance due at closing in approximately 30 days, by March 10, 2019. The Farmland is available immediately upon closing for the 2019 Spring Planted Crops—Open Tenancy. The Real Estate Taxes will be pro-rated to the day of closing based on the last known tax figure. Any Mineral Rights owned by the Donnell & Schaufelberger Trusts will be passed to the purchaser. We are selling the property in its AS-IS present condition with no warranties expressed or implied. Any Announcements made on Auction Day take precedence over all previous advertising. Surveyed corners are clearly marked. A Plat of Survey will be included with the purchase. Terms on the Grain Bins & Drying Equipment:

The Grain Bins situated at 1010 Schaufelberger Blvd, Greenville, IL 62246 will be sold immediately after the Real Estate Auction. The Bins will need to be moved by August 31, 2019 at the buyer’s expense & risk. The concrete stays with the Real Estate and is not included with the Bins. The electric boxes/Controls that are attached to each structure & any electrical wiring above the concrete foundation will be included with that structure or devise. The buyer of the grain bins will sign a waiver to accept any risk of loss and hold harmless the Seller’s, Auctioneers, Trust, Attorneys, buyers of any Real Estate and/or anyone else associated with this purchase.

 

 

 


 

 

Auctioneer’s Note:  Doug is downsizing and retiring from farming. He will sell the majority of His farmland at this auction. Doug is a lifelong—3rd Generation farmer who followed in His father’s footsteps but suffered a serious accident in 2006. That accident caused serious back problems making it difficult for daily farm tasks. The Schaufelberger Family has rented the Donnell Farm for Decades, and due to Doug’s Retirement they too, will sell their multigenerational farm in this combined land auction. The Donnell Family will keep the original farmstead tract with some trees and tillable land along Coyote Avenue to preserve a small piece of The Families Centennial Farm History.
