PLAT LOCATION: 276.79 surveyed acres, being offered in one tract located in the East Half of Section 26, Bald Bluff Township (T.12N.-R.4W.), Henderson County, Illinois. PIN: 05-026-007-00

GENERAL LOCATION: 1975 Road 2500N, Little York, Illinois 61453, 3.5 miles west of the Junction of Routes 94 & 135 on Route 94 to Road 1950E then south 1 mile. The farm is located on the NE corner of the intersection of Roads 1950E and 2500N, both good all-weather blacktops.

TERMS OF SALE:  The auction will be held at the Warren-Henderson Farm Bureau Building, 1000 North Main St., Monmouth, IL 61462. Individuals must submit a sealed bid to attend. Bidders, their immediate family members, their attorneys, their legally designated representatives and their lenders may attend. Bidders are required to submit a sealed bid of no less than $6,500 per acre based on 276.79 surveyed acres. All bids must be submitted in writing to Van Adkisson Auction LLC no later than 10 A.M. on the day of sale. All bids must be accompanied with a certified check or personal/company check with attached bank letter of credit in the amount of $200,000.00 payable to Van Adkisson Auction LLC Escrow Account. Said check from the successful bidder will be deposited in the Escrow Account. The checks from the unsuccessful bidders will be returned at the conclusion of the auction. Auction staff will be present at the auction location beginning at 9 A.M. to accept sealed bids. The bids will be opened and posted at 10:05 A.M. on the day of the sale. The top three bidders must be present and will be invited to participate in a live auction at 10:15 A.M. that will determine the final sale price. The sale is subject to the approval of the sellers. The successful bidder will enter into a written purchase agreement at the auction. The sale is subject to the Right of First Purchase given under an agreement dated February 23, 1999. The Right of First Purchase is valid for 60 days from the date of the auction. In the event the Right of First Purchase is exercised within the 60 day period, the high bidder will be refunded the escrow deposit of $200,000.00 plus $10,000.00 to compensate said high bidder for inconveniences. In the event the Right of First Purchase is not exercised within the 60 day period following the auction or if the Right of Purchase is waived during the 60 day period, the high bidder’s $200,000.00 escrow deposit will be considered the down payment. The closing will be scheduled within 30 days from the expiration of the Right of First Purchase or from the date the Right of First Purchase is waived. Full possession of the Real Estate including all improvements will be given at the closing. The property is being sold “As Is”, subject to all easements and without warranties or guarantees, either expressed or implied.
