This Farmland contains approximately 320 Contiguous Acres selling in 4 Tracts.


FARM LOCATION: One mile West and 1 ½ mile North of North Henderson, Illinois.

GENERAL DESCRIPTION: This farm contains 320 acres, more or less, selling in 4 Surveyed Tracts. This farm is located in the S ½ of Section 15, T13N, R1W (North Hend. Twp.) Mercer Co., IL.

Tract 1: This tract contains 87 acres, M/L, in the SE 1/4 of Sec. 15 of which approx. 84.5 acres are tillable. This tract lies level to gently rolling and contains good highly productive Illinois soils.

Tract 2: This tract contains 101 acres, M/L, located in the SW ¼ of Sec. 15 with approximately 78 level to rolling tillable acres. The balance is in heavy timber & waterways.

Tract 3: This tract contains 64 acres, M/L, and is improved with a 3 bdr., one story farm home, 2 large barns, a 40’x56’ pole machine shed, a 30’x60’ quonset storage building, & other small outbuildings. TERMS OF SALE
1. 10% of the purchase price is due sale day, with the balance due at closing on or before March 1, 2009.
2. Title Insurance or Updated Abstract, at seller’s option, will be furnished by seller.
3. Seller will pay 2008 real estate taxes due in 2009. Buyer will pay all thereafter.
4. Possession will be given at closing.
5. Buyer & Seller will enter into a written contract sale day embodying these terms.
6. All FSA measures & yields are believed to be accurate but are not guaranteed.
7. Any announcements made sale day take precedence over all others, printed or oral.
