FARM LOCATION: The property is located 2 miles west of Raritan, Ill. on County Hwy. 9 to the Blandinsville Road (County Hwy. 10), 2 miles south to Road 200N then 1 mile west or 4 miles south of Stronghurst, Ill. on Route 94 to curve, travel south 1 mile on Road 1500E to Road 200N then one-half mile east, in the Northeast Quarter of Section 30, Raritan Township (T.8N.-R.4W.), Henderson County, Illinois. Tracts 1 and 2 are contiguous and are considered prime cropland. The tracts have been recently surveyed and are well located on Road 200N, a good all weather blacktop.


TRACT 1 – 82.66 ACRES (m/l)

PLAT LOCATION: 82.66 surveyed acres located in the East Half of the Northeast Quarter of Section 30, Raritan Township (T.8N.-R.4W.), Henderson County, Illinois.

DESCRIPTION: Tract 1 lies level to undulating and is all tillable. Primary soil types are Muscatune (47.9 acres), Sable (33.4 acres) and Osco (1.3 acres) silt loams, all highly productive Class A Illinois soils.

TRACT 2 – 82.59 ACRES (m/l)

PLAT LOCATION: 82.59 surveyed acres located in the West Half of the Northeast Quarter of Section 30, Raritan, Township, (T.8N.-R.4W.), Henderson County, Illinois.

DESCRIPTION: Tract 2 lies level to undulating and is all tillable, with the exception of the bin site located in the southwest corner of the farm. The acreage is improved with an 8,500 bushel grain dryer bin, 3,500 bushel grain storage bin and a corn crib. Primary soil types are Muscatune (34.7 acres), Sable (31.2 acres) and Osco (16.7 acres) silt loams, all highly productive Class A Illinois soils.

FSA DATA FOR BOTH TRACTS: Corn Base – 61.1% of cropland; Corn Program Yields – 126/126; Soybean Base – 38.9% of cropland; Soybean Program Yields – 38/38.

METHOD OF SALE: Tracts 1 and 2 will be sold by bidders’ choice wherein the high bidder in the first session will have the option of selecting one or both tracts. In the event one tract is selected the other tract will then be sold.

TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on or before March 1, 2010. Full possession will be given at closing. Title insurance provided. The sellers will pay the 2009 real estate taxes payable in 2010, and the buyer(s) shall pay all subsequent taxes.
