PLAT LOCATION: 81.20 acres, more or less, located in the East Half of the Northeast Quarter of Section 30, Biggsville Township, Henderson County, Illinois.

DESCRIPTION: Tract 1 lies level and is all tillable. Primary soil types are Muscatune (57.3 acres), Sable (10.1acres) and Osco (9.8 acres) silt loams, all Class A Illinois soils. The property has frontage on Road 1400N

TRACT 6: 79.66 ACRES (m/l)

PLAT LOCATION: 79.66 acres, more or less, being a part of the Northwest and Southwest Quarters of Section 4, Raritan Township (T.8N.-R.4W.), Henderson County, Illinois.

DESCRIPTION: Tract 6 lies level to gently rolling and presently consists of approx. 70 tillable acres. The balance of the acreage includes a rustic barn, the former building site and timbered draws located at the north end of the tract. The primary soil types of the cropland are Muscatune (46.4 acres) and Osco (23.4 acres) silt loams, both Class A Illinois soils. The property has frontage on Road 500N.

TRACT 7: 78.67 ACRES (m/l)

PLAT LOCATION: 78.67 acres, more or less, being a part of the Southwest Quarter of Section 4, Raritan Township (T.8N.-R.4W.), Henderson County, Illinois.

DESCRIPTION: Tract 7 lies level to gently rolling and presently includes approx. 73.5 tillable acres. The balance of the property consists of a timbered draw and waterways. The primary soil types of the cropland are Muscatune (38.6 acres) and Osco (29.2 acres) silt loams, both Class A Illinois soils. METHOD OF SALE: The property will be sold by the high bidder’s choice method of marketing. The first session will include Tracts 1, 2, 3, 4 and 5. The second session will include Tracts 6 and 7. The high bidder in each session will have the option of selecting any individual tract, any combination of tracts, or all tracts within that session. Each session will continue until all tracts within the session are sold.

TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on or before March 1, 2009. Full possession will be given at closing. Title insurance provided.
